The above survey fees only apply to properties with three bedrooms or less and which are within a ten mile radius of Holmfirth.

For houses with more than three bedrooms, please add £20 per bedroom and for those in excess of a ten mile radius, please contact me to discuss. Counties I cover regularly include all the Ridings in Yorkshire, Lancashire, Cumbria, Cheshire, Derbyshire, Nottingham and Lincolnshire; although I have been down south as far as Bristol and I occasionally venture north of the border!

Cellars, such as those beneath the larger, Victorian or Georgian type properties, which were originally kitchens or scullieries, are considered as extra rooms and will be subject to an additional fee as per extra bedrooms, i.e. £20 per room.  Smaller cellars, such as those used for fuel or storage etc and usually found in terraces or smaller houses do not attract additional fees .

For industrial properties or properties with unusual characteristics, please contact me to discuss.

Other services, such as laboratory testing etc are available.  These will be charged at an hourly rate of £55 plus disbursements.  Please contact me to discuss

All surveys are non-destructive unless otherwise agreed prior to attendance.

Please note that the removal of any obstacles, such as heavy furniture, fitted carpets etc is the responsibility of the client.

If floorboards have to be lifted to create access traps, this service will be charged at £55.00 per hour plus the cost of any materials required to reinstate the floors.
